This figure includes the franchise fee plus all other startup costs: real estate (lease or purchase), construction and buildout, equipment, initial inventory, signage, insurance, licenses, working capital for the first several months, and any additional fees. The FDD presents this as a range (low to high) rather than a single number, reflecting variability in location, size, and market conditions. Total initial investment ranges span from under $50,000 for home-based service franchises to over $5 million for large restaurant or hotel brands.
Real-World Example
A Jersey Mike's franchise shows a total initial investment of $186,000 to $1.4 million in its 2025 FDD. The wide range reflects differences between converting an existing space (lower cost) versus ground-up new construction (higher cost), as well as geographic variations in real estate and labor costs.
